The Proposer (or \u201cContractor\u201d) shall provide all labor, supervision, travel, tools, testing instruments, routine materials, consumables, replacement parts, controls support, water treatment, documentation, and equipment necessary to perform the services described herein, except for items expressly identified as exclusions or separately authorized work.<\/p>\n<p>It is the intent of the Authority to award a comprehensive HVAC service contract for an initial term of five (5) years. Pricing shall be provided as a fixed annual amount for each agreement year. The maximum annual price escalation after Year 1 shall not exceed the Consumer Price Index for All Urban Consumers (CPI-U), U.S. City Average, All Items, not seasonally adjusted, for the most recent available twelve-month period preceding the anniversary date.
